Established in the late 1960s, the Giacobbi Family Investment Company began with two cattle ranches and several commercial properties across California and Idaho. In the 1970s, Steven Giacobbi, serving as the family’s business manager, took control of the company through a series of asset sales and share acquisitions.

By 1980, the business was rebranded as Steven Giacobbi Inc., shifting its focus to syndicated real estate investments. Over the next 45 years and more than 100 acquisitions and dispositions, the company built a consistent and successful track record rooted in a conservative, fundamentals-driven approach.

In 2000, Giacobbi founded Geneva Equities, based in Ketchum, Idaho, which has since grown into a real estate investment and management firm with over $100 million in assets. With investments across the western U.S.—particularly in the Pacific Northwest and Idaho—Geneva has consistently focused on well-located, cash-flowing properties with long-term upside.

The company cherishes an old-school philosophy: use low leverage, avoid overextension, and invest in quality assets that serve real communities. This discipline has allowed Geneva to maintain average occupancy levels above 95% and to deliver strong returns—even through recessions, including the 2008 financial crisis and the Covid-19 pandemic.
